House Staging: Guest Room
Staging a guest bedroom should probably be the straightforward task while preparing your property for selling. Do not forget about it though, it still needs to be in perfect condition.
The items in the bedroom will probably be in acceptable condition as this room is probably only used infrequently. Damage can still be caused by sunlight and damp so check all the items in the room meticulously. Focus on bed sheets, carpets, drapes and bad stenches.
Sometimes we tend to use spare rooms as a storage room, where we cram old and useless ‘we-may-once-need-it’ things. The opposite is needed – bed, nightstand, simple chair and clothes cupboard are all you should have in a spare room. When you staged your main bedroom we prompted you to take out clothing to give the illusion of space – don’t use the spare room as storage for these items. You will soon be caught out by visitors who will nosey through your rooms when they are viewing your property.
You could try an idea to see a difference between the bedrooms in the eyes of future visitors. Try for example a tiny hotel-type fridge in the wardrobe, water jug and glasses, exclusive pen with notepad or a dish of fruit. By doing this visitors will see the room as a guest room for guest use and not main use.
Start off by staging this room like the other bedrooms. Make sure the space is aired and washed down and that the decorations are not overly gaudy and ‘in your face’. Flaws in your staging will stick out to possible visitors, so make sure all rooms in your home are up to the same exemplary standard.
